A stair-step crack, a crack that zigzags up through the mortar joints instead of running straight through the brick, means the wall is responding to uneven movement somewhere below it, almost always foundation settlement or footing movement rather than a flaw in the brick itself. The crack follows the joints because mortar is weaker than fired brick, so the wall relieves stress along that path of least resistance. It's a structural warning sign worth taking seriously, and it typically gets worse if the movement underneath isn't addressed.
Brick walls don't crack randomly. When something below the wall shifts, whether that's settling soil, a footing that was never set deep enough, or water eroding soil out from under a footing, the wall above has to absorb that movement somewhere. Mortar joints are the softest, most breakable part of the assembly, so the crack travels through them in a jagged, staircase pattern instead of snapping a brick in half. A vertical crack running straight through several courses of brick, by contrast, usually points to a different kind of stress, so the shape of the crack itself is part of how we read what's going on underneath it.
In the Blue Ridge foothills, footing depth matters more than in a lot of places, because a footing that sits above the local frost line can heave as the ground freezes and thaws through the winter, and that repeated movement is a common driver of stair-step cracking over time. Clay soils that expand and contract with moisture can produce the same effect.
We look at more than the crack itself: how wide it is, whether it's growing, whether it's wider at one end than the other, and whether nearby doors or windows are sticking. That tells us if the movement is old and settled or still active. From there we either repoint or rebuild the affected section, and if the footing itself is the real culprit, that gets addressed so the crack doesn't just come back. On an older Blue Ridge home, we're also checking whether the original footing was ever poured to a proper depth at all, since some older construction predates current frost-line practices.
