White staining on a stone chimney is almost always efflorescence, mineral salts that were dissolved in water moving through the stone or mortar and left behind on the surface once the water evaporated. The staining itself is mostly cosmetic, but it's a sign water is moving through the masonry somewhere, and if that water is coming from a cracked crown or failed flashing, that's a bigger problem than the white residue on its own.
As water travels through stone and mortar, it dissolves small amounts of soluble salts naturally present in the materials. When that water reaches the surface and evaporates, it leaves the salts behind as a chalky white crystal bloom. It's the same basic process whether it shows up on a foundation wall or a chimney, the water is just acting as the carrier.
On a chimney specifically, the water source is often higher up than people expect. A cracked chimney crown, damaged flashing where the chimney meets the roofline, or open mortar joints on the stack itself are common entry points, since a chimney takes wind-driven rain from every direction and sits fully exposed above the roof. Condensation inside a flue that's not properly lined or vented can also contribute moisture from the inside out.
