A cracked chimney crown means the concrete or mortar cap that's supposed to shed water off the top of the chimney has failed, and once it's cracked, rainwater can seep through into the brick and flue below instead of running off the top. The crown is the chimney's main defense against water entering from above, so a crack there is an early warning that needs attention before it lets moisture damage the masonry and flue liner underneath.
The crown sits at the very top of the chimney, exposed directly to sun, rain, and freezing temperatures with no protection from anything above it. A lot of older chimneys were finished with a plain mortar wash instead of a properly built crown with an overhang and drip edge, which makes them more prone to cracking under thermal movement and repeated freeze-thaw. Once a crack forms, it becomes the chimney's easiest way in for water, and because the crown covers the entire top opening, that water has direct access to everything below it.
The crown takes the most direct freeze-thaw exposure of any part of the chimney. Water gets into a hairline crack, freezes, expands, and widens that crack a little more with every winter cycle. Eventually water is traveling down through the crown into the brick and flue, which can show up as spalling brick near the chimney top, rust on the damper or flue liner, or staining inside around the fireplace.
We start by checking the crown's condition and slope. A hairline crack in an otherwise sound crown can often be sealed or patched. When the crown is more extensively cracked or was never built with the right overhang and slope, we rebuild it properly, and depending on the chimney, we'll often pair that with a chimney cap to keep both water and animals out of the flue going forward. Waiting on a crack usually costs more in the end, since the brick and flue damage it causes is a bigger repair than the crown itself.
