Parging repair is the process of removing a cracked, bulging, or delaminated parge coat, the thin cement or lime coating applied over a stone or block foundation, and replacing it to restore protection against moisture reaching the masonry underneath.
Parging isn't structural, it's a thin protective and cosmetic coating troweled over rubble stone or block foundation walls to smooth the surface and shed water. When it fails, usually bonding loose from the wall and cracking or bulging outward, it stops doing its job and can actually trap water against the foundation instead of shedding it. A proper repair means chipping out the failed sections down to sound material, not skim-coating over cracks that are just going to reopen.
On older stone foundations around Carroll County, parging failure often shows up as chunks flaking off near grade level, right where the wall takes the most moisture and freeze-thaw cycling.
