Do you do foundation parging?

Quick answer

Yes, Chelo's Brick & Stone does foundation parging, applying a thin coat of cement-based mortar over exposed CMU block or stone foundation walls to smooth, protect, and finish the surface. It's a common step on new construction and a common repair when old parging has cracked and started falling off.

Parging is a thin, troweled-on coat, not a structural layer, so it isn't a substitute for proper waterproofing or drainage against a foundation wall. What it does is cover the rough face of concrete block, fill small voids and tie holes, and give the exposed part of a foundation a smooth, finished look instead of raw block showing above grade.

On an older foundation, parging that was applied too thick, or over a wall that was still damp, tends to crack and pop off in sheets over time, usually accelerated by the same freeze-thaw cycle that damages brick and stone up here. When we repair or reapply parging, we remove the failed sections down to sound block first, since new parging over loose old parging just fails again.

We do parging as its own repair job on foundations that just need the cosmetic and protective coat redone, and we also do it as part of larger foundation or masonry projects where a new or repaired wall needs to be finished off.
